Village Coop residents oppose proposed 108 two-bedroom apartments on 7.5 acres next to their community on the side south of Cedar Falls.

Developer Brent Dahlstrom says Willow Falls will fill in a niche in the city's arsenal of rental options and will appeal to young professionals.

Village Coop residents oppose the development even though P&Z okayed it and the coop's board also gave it a stamp of approval on June 27, before rescinding their approval in mid July, after pressure from the residents.

At the council meeting on Aug.4, about 60 residents showed up to oppose the project, which was not on the agenda because the paperwork for the platting was incomplete.
Resident Jim Trask and Anne Schussler addressed the council during the open forum segment of the meeting. They said they are worried that the lifestyles of young professionals and a retired community may not be a good mix.
"Our central concern is that the developer is not providing enough space for parking - he is providing 216, the bare minimum - which is causing parking issues at his other developments. He doesn't provide any areas for kids to play and people to walk their dogs. The congestion in the street will cause problems for school buses, emergency vehicles and snow removal. The only outlet of Bluegrass Circle - which is where the proposed complex will be- is through Prairie Parkway which will open in November and is supposed to carry 7 to 8,000 cars a day. The 250 vehicles will add to that congestion."
